OT: New 16-story Hotel in Berkeley on Center St.

This is an exciting option for visiting fans to games. I like it, close to BART and on the way to campus. I hope they provide a nice bar on ground level.

Looks like this is part of a larger plan. It's about time downtown Berkeley moved into the 21st century.

That would be a great addition to downtown Berkeley! But it's not approved yet, and Berkeley being Berkeley, it will probably end up being a two-story structure with 25 rooms and space for the homeless people of People's Park to "socialize" in a weather-protected environment. And it will, naturally, have no parking, but it will have space for 50 bicycles.

A really old, ugly Bank of America building that the City of Berkeley will inevitably find a way to designate as a valuable historic structure.

Bank of America will still be there if the proposed building gets built and will take some retail square footage on the ground level.

Things are changing, shocking I know. But this will happen. Along with several other high rises. Cal will own a couple of them.actually.

Downtown Berkeley will be a completely different place in 5 years.

I am sure the hotel will have a bar, even though there are already a lot of good bars in the area. Hopefully they include a huge underground parking garage.

I remember someone on this board suggesting a aerial gondola system for the Cal campus, Memorial and the Greek Theater. This would be the perfect downtown/near BART terminal. I bet if they included that, the City would LOVE it for the reduction in traffic.

How would you feel if someone decided to put a 20 story building on Bancroft high enough to block the view of the Bay from many parts of Memorial Stadium? Not saying I am for or against the hotel downtown, but you can see how some might be upset at ruining any balance between existing structures/skyline and new small towers going up.

I'm fine with a hotel and museum there but that looks way out of scale. Successful downtowns don't have to be made up of high-rises.

Where are the views of the Bay being blocked from? There's nothing residential behind it. The one view it is blocking is from the future museum and the front loop of campus.

The hills will still have their view.

It will be of scale for the area once the other high rises are built. In fact it will help balance out scale given the two existing towers due west of this.

Part of the charm of Center Street is the pedestrian scale and sunlight and you can actually see the sky. There are exceptions but successful pedestrian areas are not usually found at the base of high rises.

What about Manhattan? There are parks, plaza, and "successful pedestrian areas" weaved through much taller highrises.

The high rise will be north of Center street. It will not block sunlight.

San Francisco and New York are rather pedestrian friendly with high rises. The biggest issue is not height, but having lots of retail at street level.

The view looking west on Center St. The building will bring more energy on the north side of Center since there's hardly any pedestrian traffic on that side.

I agree about that. The ground floor is key. If it is just a bar and a hotel lobby, that would stink.
As far as sunlight, even the north side of buildings get some light. What might happen is some wind being funneled down to street level.

The ground floor is a Bank, a lobby and a restaurant, all with different entrances on center, creating life. The restaurant will only be one floor. The Center st frontage is actually minimal. There will be more museum frontage than this, which will fit against the one floor restaurant attached to the project.

My friends and I talk about Center St. a lot as we are Wurster Hall grads. A good friend of mine actually developed many of the tall, high density buildings and apartments in Berkeley.

My hope has always been for the north side of Center Street be almost a repeat of the south side, with the same street tree pattern and sidewalk width and some retail/restaurants. And hotel is fine. I'm just thinking 16 floors is a bit much.

What do you think the chances are of closing off Center to vehicles and dayighting Strawberry Creek on that street and turning it into a plaza/green space?

Center street is going to be pedestrian only.

Horrible idea. Strawberry Creek would become the biggest toilet in Berkeley. My old prof did the conceptual ideas for that. Recognize the creek somehow but you don't have to open it up.

Before this hotel idea came up, I thought a better green space would be a museum controlled pocket-park on the north side of Center right in the sunlight. Keep Center open for vehicles, but with pedestrian-friendly sidewalks.

...if Berkeley was smart, they'd take advantage of the trend for young professionals and engineers wanting to live in SF, but not being able to afford it. They are therefore moving to north Oakland and other areas (e.g. Rockridge)

Downtown Berkeley could be developed as a cool place to live and hang out. Certainly has more cool vibe potential than places like Hayward or Richmond, etc.

You just have to look straight up. You'll see the sky with no problem.

How can you be so sure and what's the reasoning behind it? I've never observed the homeless using the creek as a toilet all my years walking through the grove and up to campus.
