OT: Berkeley the best place to live in the Bay Area?

I got Ellis Act'ed in SF. So I moved to Berkeley, then bought a townhouse in Oakland. Boy at first I was pissed but then I realized it was a blessing in disguise. Better weather, easier parking, faster from 12th st/City Center to SF than from the Richmond, tax deduction, lower d-bag factor, yada, yada.

The question now is where is the next Oakland...and I'd guess Richmond.

In my 'hood, College and Claremont, houses sell for $500,000 over asking. One 1300 square foot shitbox on 63rd sold for TWICE the $825K asking price.
A buddy bought a fixer in west oakland (18th and Chestnut) $600K. Not sure what reasonable is to you, but if one is willing to spend $600K-$1M, then they should be looking at homes listed between $400K and $700K.....and prepare to be on many a losing bid.
And if you have kids....unless you buy into the Chabot, Peralta,Kaiser school areas.....prepare to pay another $20K per year per kid to get educated.
Don't get me wrong....I love my 'hood......but I bought my home 33 years ago, before wife and kid.
There's no way in hell I'd pay $1M for my home and $15K a year in taxes if I had to now.

At least in Berkeley, one can reasonably expect to pay $25% more......not 50-100% more.

And yes...still shop at ver brugge, yasai, la farine, powell's, noah's and vino.......as well as continue my coffee fix at Royal/Cole....been buying a large cup almost everyday since it opened in the late 80s.
However, I think we need more coffee stores, there's only 5 within 75 feet (Peet's, Starbucks, Philz, Cole1, Cole2).

Don't see the point of Cask ( "purveyor of artisianal beverages")...I preferred College Ave Liquors.....What I can't get at Safeway or TJ's, I'll get at Costco or Orinda BevMo.

Yeah, I love it, too, NIMBYs be damned.

Yes, the parking garage blocks the view of the hills. But the result is a nice, spacious plaza that, when I went there in the middle of the day Saturday, was relaxed and populated.

Also, I like the lack of lines...well, I use self-checkout...but the longest I've had to wait is when I've been there at 5 am, and there was literally nobody in front of the store.

Believe it or not, I've never had Philz or Peet's or Cole's. If I were to try one, which should it be? (I have a coffee machine at home.)

Yeah, being an ex-surfer dud, (not very good, more like drunk surfing), I hung out with friend in Los Gatos/Cupertino back in the 70s quite a bit if I didn't stay over near Capitola Villlage. I grew to really like Los Gatos and the surrounding area though I wasn't much of a fan going north of it into the Penninsula...

Unfortunately, Alameda hasn't been a secret for a long time. The Gold Coast there is lovely.

Orinda. Especially the new Wilder development. Great schools, sane and fiscally responsibly government, access to Rockridge and Berkeley in five minutes, BART, and direct hiking trail access to Sibley, Huckleberry, Redwood, and Tilden Parks. Hike to a Cal football game. And the hills block the clouds. It has the rural feel a lot of Berkeley and Oakland doesn't have.

Alameda is cool, too. I find most of the peninsula to be industrial and ugly.

What I like to do sometimes on weekends is, before the sun comes up, bike down Telegraph, then down Broadway, then make a left at Jack London Square, then bike past the Motel 6 on Ingram Way, then cross the Green Drawbridge into Alameda, then make a right, bike a mile down then make a left, bike to the beach, then bike until I hit the bridge to Bayfair Island, then bike past the golf course, then bike past Da Raiduhs, then kick back in the park by the ferry stop, in the flight path of Oakland International Airport.

Card's on the table....I'm biased.
I began going to Peet's just after high school, after '76, when Al Peet was serving coffee. In my opinion, their beans are over roasted......Peet's ain't no longer Peet's.
I've never been to Philz....never will....just out of principle.
I stick with Cole's......though to say "I drink Cole Coffee" to someone who isn't familiar with it sounds to them as, "I drink Cold Coffee."
Cole's used to be known, as is still referred as, Royal Coffee.
The little store (beans and urn coffee) was started by the wife, Helen, of one of Royal Coffee ( major green bean importer based in Emeryville) owners (Bob Fulmer) late 80's.
The coffee was roasted (still is) by McLaughlin Roasters, a cousin of the other owner, the late Pete McLaughlin.
(Max's Blend is named after Bob and Helen's son)
I remember the day they sold $1000 in cups of coffee.
That store became too successful for Helen, so she started the "brew by the cup" store next door.
Together, those stores have been a cornerstone for the neighborhood.
Bob and Helen sold to longtime manager MiKe Murphy......so where Cole's comes from, I really don't know....but then I really haven't asked (I still call it Royal).

Go to Cole's!!
Look for me...I'm the bald guy with the golden retriever chillin' with my coffee, Mondays and Wednesdays (other days I'm in and out, got to work sometime

Agree on Orinda. But prices are highest there than most of the East East Bay (East of the Tunnel) and even out of reach of the average professional.
I don't know that many people who live in Orinda so I don't know its diversity.
Also Agree on the Peninsula, very industrial and overbuilt in a "70's & 80's Modern style" with pockets of beautiful "traditional" residential areas.

I don't think Peet's is very good. Never heard of Cole's. Philz is delightful. Go with that.

Too many choices at Cole's. I don't really feel like selecting the origin of the beans, the method of preparation, and the grind in the throes of caffeine addiction. Bear2thDoc likes it because they ask what pH water you want.

The Guatemalan at Peet's is still first rate and equal or better than any I've had in Guatemala

It's a one zip code establishment.
Owner serves the coffee.

BTW.... coffee places generally buy beans from a roaster.
The roaster buys the green beans.
Most green beans originate from Royal Coffee importers....emeryville, seatle, madison, shanghai

Here's a question - the tech industry boom in particular is affecting housing prices all over the Bay Area - SF and the South Bay in particular.

How much is that affecting Berkeley? Particularly the rental market? (we've already discussed housing...)

You'd think Berkeley would attract quite a few of the young Google-and-startup types. It's far from the South Bay but not from SF. And it offers a lot of the same things that draw people to SF - culture, local flavor, good eats, and being around other 20-somethings in general.

It has driven up rents, and is helping drive up condo development downtown and along University.

I've had two cups of Philz iced coffee from their truck down by Ft. Mason in SF and they were the best iced coffees I've ever had, even better than Blue Bottle. And I agree about Peet's. It's still better than Starbucks but not by much any more.

Seems like apples and oranges to compare the less desirable in the peninsula with the nicest areas in the east bay. The calculus changes if you compare portola valley or woodside (just to pick a few) to the suburbs lining the 880 corridor.

Not sure you have to make that comparison, if you look at a typical (for the bay) middle to upper middle class town on either side, the south bay does seem to have a drab, office park feel to it. Part of that is prob due to so much of the east bay being hilly. Provides for views and interesting architecture. Even in modest neighborhoods along the 880, those towns all climb up into the hills.

Mountain View is far more interesting than Orinda. With Castro Street you have perhaps the most concentrated and best ethnic eatery in the Bay Area and a diverse population. Orinda is where you go to raise kids, do yoga and die. In Woodside and Portola Valley you do the same with horses.

I feel like one of us is on crazy pills and I can't tell who. Maybe it depends upon your definition of middle to upper middle class town and which particular areas you are thinking about.

Yeah it might be me. Personally I really like places like Oakland and Berkeley, so being near those centers is a major boost, and I'm sure I see things accordingly. If I leave the city, I would likely head east.

This is a really contentious point for my family. My wife prefers the east bay because my family lives on the peninsula and she feels like the peninsula is enemy territory. I prefer marin but it's inconvenient for pretty much any career. I far prefer the peninsula to the east bay for our careers and other reasons perhaps unique to me. We live in the city now but our kid isn't in school yet and we don't really want dealing with the various SF school decisions to become a part time job. Of course current and future commuting options plays into the decision. We are both in tech in various capacities and expect to stay there for the duration.

I'm also in tech and currently walk to work in Soma, so leaving anytime soon is out of the question. For my eventual move, I have also considered Marin because it's flat out beautiful, and could probably make it work... I don't have a "schedule" that anyone keeps track of.

Who knows, maybe I'll just buy in Noe. That actually might solve all my problems.

It is all relative. As a student, Berkeley seems like a "nice" place. It is close to the City snd school. As an adult, it seems like a toilet. IMO, If you have the dough, there is no place better in the world to live than San Francisco.
